Re: Our participation in a Business
Multiple Listing Program
GOOD NEWS! FREE 3 month trial period for
all NEBBA members! This will help us give maximum exposure to
our clients’ businesses and get them the best price in the
least amount of time. This is the BIZMLS program Ken Stebbins
presented at our April meeting.
The free trial will run from October 1 to
December 31, 2004. Then we will decide if we want to stay with
the system. If we do, there will be a nominal monthly charge
($35-$55) for each participating office.
Ken Stebbins will give a
training/orientation class Wednesday September 29th
at the Best Western in Auburn. He will be available to
visit offices to help with implementation the following
Thursday, September 30th and Friday October 1st.
All participants will co-broke the
listings they post. They will also have access to, and be able
to co-broke with, approximately 2,900 Florida listings.
The commission split will be 50/50 unless
otherwise specified by the listing broker.
All listings will need to be put on the
system within seven days of the first instance of public
marketing with certain exceptions. The first instance of
public marketing will be defined as an advertisement appearing
in the media (internet, newspaper or magazine), email or
direct mail sent to potential new prospects, telemarketing new
prospects or any other proactive contacts designed to reach
new prospects. This provides a reasonably objective standard
to judge compliance with the “seven day rule”; yet flexibility
for the listing agency to internally work with in-house
prospects for as long as they like prior to sharing the
listing.
The following listing types would not be
placed on the MLS system: 1) Open Listings
2) Listings Priced $2.5 MM and higher and
3) Listings where the seller has put in the listing contract
that he does not want the business co-brokered.
An
exception to listing on MLS is anything that has not been
publicly advertised i.e. on the internet or in newspapers.
